Leasing Services

With regards to the provision of services, we shall endeavor to provide the following, professional services, subject to the implementation of the Lease Fill Agreement as mutually agreed to by all parties involved. It is the intent to show the following as a guideline of the services we can provide, being cognizant no two properties are the same and specific needs will be required of the owners of said property. The services are to include, but are not limited to, the following:

Advertising the property.
Provide personal showing of the property to those who are interested, and explaining the amenities of the rental property.
Tenant screening which includes interviewing prospective tenants after they have completed a comprehensive Application to Rent Form or Financial Statement. In this process we will verify employment, prior tenancy, and run a complete credit check to obtain the best tenant.
Provide suggestions to improve property appeal and attraction.
Posting of signs to advertise and acknowledge availability of property.
Prepare and provide rental agreements, whether they are a Month-to-Month Agreement or a Fixed-term Lease, and complete a Move-In checklist with tenants.
Collect the required rent and security deposit prior to the giving of possession.
Upon completion of rental agreement, any outstanding invoices, fees, and/or repairs and expenses we then forward to the Owner any remaining funds.

Compensation for the above services shall be one half of the first months rents as collected, or as provided in the Vacancy Fill Agreement. Advertising expenses shall be at the expense of the owner and payment is required within 10 days of invoicing.

In the event of the need to supervise the construction or remodeling of leased space becomes necessary, to accommodate the Tenant or Owner this service shall be available at a fee as agreed upon, and provided for in the Vacancy Fill Agreement. This service includes the use of only licensed, bonded, and insured contractors.

In the event additional bookkeeping or services shall be required, a one time set up charge could be assessed as agreed upon, and provided for in the Management Agreement.
